During a transaction for commercial real estate, most lenders will require a Phase I Environmental Site Assessment (ESA).

 

A scientist will use the current "ASTM E1527 - 05 Standard Practice for Environmental Site Assessments" and issue a report based on data research, interviews, and a site visit.
